Pendleton sits right beside Over-the-Rhine in 45202, and its Italianate rowhouses date to the 1860s through the 1880s. The basements under them are stone and brick with short, oddly sized openings, and the original windows are almost always rusted steel or rotted wood that stopped sealing decades ago. As these homes get restored, the basement window is often the last piece left leaking cold air and river-valley damp into an otherwise tight house.
We build each basement hopper to the exact stone opening, so it fits a historic Pendleton foundation without gaps or filler. The sash tilts inward from a bottom hinge to vent stale, damp air and clean from inside, then locks flush with a multi-point catch and weatherstrip against drafts, water, and pests. The fusion-welded vinyl frame replaces corroding steel for good, and triple-pane Low-E glass with argon fill keeps the lower level of a 150-year-old rowhouse far warmer than it's ever been.

My Pendleton rowhouse basement has irregular stone openings. Can you fit a hopper to those?
That's exactly what a custom hopper is for. We measure each opening individually, since no two in a 19th-century foundation are quite the same, and build the sash and frame to match. It seals against the masonry with weatherstrip and a multi-point lock, so the fit is tight even on an old stone wall.
What is a hopper window?
A window hinged at the bottom that tilts inward at the top to open. It’s the standard style for basement and other small below-grade openings.
Do hopper windows keep water out?
When closed they seal tight against the frame. We also flash the opening properly so wind-driven rain and ground moisture stay outside.
Can hopper windows be an egress exit?
Standard hoppers are usually too small for egress. If you need a code-compliant basement egress window, we can spec one — just ask at the consultation.
