White Oak built out on the northwest side through the 1950s and 60s with ranch and split-level homes over block foundations. The small below-grade windows in 45247 were sized for steel and aluminum units that have since pitted and warped, and the loose old frames are where the drafts, the field mice, and the winter cold all get in. The basement air turns stale because there's no clean way to vent it anymore.
The basement hopper fixes both problems. The bottom-hinged sash tilts inward so you can vent the basement on a good day and shut it tight the rest of the time, and the multi-point lock with weatherstrip seals against drafts, ground water, and pests. The fusion-welded vinyl frame is built for damp basement walls and won't rot or rust, and it carries a lifetime product and labor warranty.

Basement Hopper Windows FAQs
Mice keep getting in through the old basement window frame on our White Oak ranch. Will a new hopper stop that?
It should. The old warped frame leaves gaps, and a custom-fit hopper closes to a continuous weatherstrip with a multi-point lock that pulls the sash tight to the frame. There's no loose edge for a mouse to squeeze through the way there is on a rusted-out steel unit.
What is a hopper window?
A window hinged at the bottom that tilts inward at the top to open. It’s the standard style for basement and other small below-grade openings.
Do hopper windows keep water out?
When closed they seal tight against the frame. We also flash the opening properly so wind-driven rain and ground moisture stay outside.
Can hopper windows be an egress exit?
Standard hoppers are usually too small for egress. If you need a code-compliant basement egress window, we can spec one — just ask at the consultation.
